Middleton Conservancy Condominiums were developed in the late 1990’s and situated on the Pheasant Branch Conservancy in Middleton….just steps away from the Pheasant Branch Creek and the original location of the state capitol. It is a 61-unit development of 2- and 3-unit condominium buildings with a combination of ranches (most living space on main level) and townhomes (garage under and bedrooms on the second floor). They were really hot-selling condos with people literally lining up to buy them. There weren’t many beautiful single-family-home-like condos available in the Madison area at that time, and the fact that they were on this beautiful nature preserve created quite a stir. Coincidentally, my husband was the developer and I was the sales agent….and that was my first BIG introduction to the condo market. We had done several smaller condos before that, but this was a blockbuster development. And it still is today.
Condos at Middleton Conservancy are all custom, varying greatly in interior floor plans and finishes, and there are two basic types, townhomes (2 stories with garage under) and ranches (most living space on one level with walk-out, finished lower levels). Prices currently range from about $325,000-$700,000 (but there haven’t been any resales in the more expensive, larger condos). Many of these units have changed hands since the late 1990’s and most are now also being updated.
